Disappointed There were three specific and significant claims made by Burton & Co that persuaded us to use them for the sale of our bungalow: First, the claim, made both in a letter and in a voice mail message, that they had 25 buyers currently registered with them that closely matched the property that we were selling. Second, that they had an aggressive and pro-active approach, especially once a sale was agreed, to track progress with solicitors, mortgage lenders and the other estate agents involved and we would be provided with regular updates on progress. Again, this claim was made verbally and in writing. Third, their fee. This was a set 1.5% of the sale value with the written proviso that: “If you are not happy with the service we have provided you may reduce the above fee by up to 1/3…”. As there was no evidence of any of the supposed 25 close matches booking viewings we asked why. The reason for the lack of interest from these registered prospective buyers was important to us and should have been equally important to Burtons. We received no explanation so, at the next phone call from them, we again asked for this useful and important information. The response was that they would send out information to the ‘matches’ again. We never did receive an explanation. While we did receive phone calls to inform us about viewings arranged, there were times when we had to phone to get feedback and to check on general progress. After the sale was agreed we received some updates but realized that over 2 weeks had passed since the last update. We contacted Burton's to ask for an update. We received a call back to tell us that the person at the buyer’s solicitors dealing with the sale had been on holiday for 2 weeks; no one had stood in for her during that period and, worse still, e-mails relating to the sale had been ‘lost’. A pro-active approach should have identified that problem before the 2 week holiday started. We have received no invoice from Burton & Co for their services. Indeed, we didn’t even receive a courtesy phone call on the day of completion to say that the keys had been handed over. On later checking with our solicitors we discovered that Burtons had been paid the full amount by bank transfer. Confirmation of payment was included in the statement from our solicitors but we have received no notification of receipt from Burtons. All that we received after the completion was a standard e-mail saying basically thank you for using Burton & Co - hope you were happy with us, please complete a review, here are the links. So: Did the property sell – yes. Did Burton & Co live up to their three key claims - No. Did we receive value for money – No. You can draw your own conclusions as to a recommendation.
